I have seen many beautiful homes and lands across the United States. My family , we decided to make our home in North and South Carolina. Lona, was extremely patient, and when I became over come, she helped me out of it and to push forward. Extremely knowledgeable and ethical, always continuing with an open field of communication. I have been a retired Realtor since 2010, and one of her attributes is not talking...talking...(it was listening to what I was saying. Our relationship with Lona began approximately four years ago and continued intermittently since then with her assisting us as a buyer agent searching for a home to purchase. On June 5, 2024 we purchased 317 Welcome Dr in Myrtle Beach, SC with Lona as our agent. She did a very good job then and for the most part the closing went well. In Jan 2025 we decided to sell our home and leave SC. We asked Lona to represent us as seller agent and she agreed. The house was listed on Jan 8, 2025 for $617,000.00, a price she readily agreed to. We experienced numerous viewings during the first month, but very little interest and no offers what so ever. I suggested the price be reduced to $609,000.00. Lona agreed without further comment. Again, there were numerous viewings during the month that followed, but no offers. Near the beginning of the third month of this active listing I again contacted Lona and instructed her to reduce the price to $597,000.00. She did so without objection. I must point out that at no time during the active listing did Lona suggest or object to any price change. The original listing price and both price reductions were mine and my wife’s doing. Lona is a fine and honest person with absolute integrity, without a doubt. But anyone with any experience in the real estate world knows that pricing is crucial as well as knowing the market. The NAR lawsuit did absolutely nothing to change the way commissions were to be paid. I have always believed that the commission rates were too high and voiced my opinion as such to Lona. She was polite and did not argue the point with me. I later received an email message from her broker, Troy Jones, who went to great lengths to explain why the commissions were justified. However, during the course of our active listing, our agent did not exhibit the expertise that Mr Jones so eloquently boasted about. Let me be clear, I am only criticizing the pricing aspect that took place and It is my opinion that both Lona and her broker, Mr Troy Jones dropped the ball on that issue. My wife and I take credit for the successful sale of our house. One day after we lowered the price to $597,000.00, a full price offer came in. The offer was accepted and the escrow successfully closed. Lastly, I would be remiss if I did not mention this fact. During our initial meeting with Lona regarding our listing, we did request a lower commission. Lona stated that she would have to confer with her broker on that issue. She subsequently informed us that he, Mr Troy Jones, absolutely refused to lower the commission in any amount. For this review, I would give Lona a 90% approval rating. I reluctantly give Mr Troy Jones a 10% rating.
